You&#8217;re no longer looking for potential in the abstract. You&#8217;re checking whether one specific plan is possible in this building.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>1. Write the brief before you view anything<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Put the design on paper first. How many rooms you need, which ones have to connect, where you want light in the morning, whether you can realistically live with one bathroom for six months. Six lines is enough.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The point isn&#8217;t to lock the design in. It&#8217;s to give yourself a test you can apply in ten minutes at a viewing, rather than being quietly talked round by good staging and a nice smell.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>2. Read the floor plan for what it could become<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Learn which walls are doing structural work and which are just dividing space. Check ceiling height, because you can&#8217;t add it cheaply. Note which way the main living space faces, because you can&#8217;t move it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Then find the soil stack, the meters and the incoming water. Relocating a kitchen or bathroom away from existing services is one of the quickest ways to lose a budget on work that produces nothing visible.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>3. Price the strip-out, not just the fit-out<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Everyone budgets for the new kitchen. Almost nobody budgets for the old one leaving the building. A full strip of a three-bedroom house \u2013 units, tiles, carpets, plaster, a bathroom suite, plus whatever is in the loft and behind the shed \u2013 is a genuine line item, and booking proper <a href=\"https:\/\/ridlyrubbishremoval.com.au\/\" target=\"_blank\" rel=\"noopener\">rubbish removal services<\/a> usually costs less than the weekend days you&#8217;d lose hiring a van and doing runs to the tip yourself.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Get anything suspect tested before demolition rather than after. Homes built before the 1990s can contain asbestos in textured ceiling coatings, vinyl floor tiles, soffits and insulation board, and removal<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>4. Check what the paperwork actually permits<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">This is the stage where your design either survives or quietly dies. Restrictive covenants, protected or listed status, conservation area controls, the planning history of the site, and any alteration a previous owner made without approval all sit in the title and search results rather than in the property listing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Good <a href=\"https:\/\/entryconveyancing.com.au\/conveyancers-geelong\/\" target=\"_blank\" rel=\"noopener\">conveyancing services<\/a> will surface that detail, but it&#8217;s worth telling your conveyancer what you intend to build rather than leaving them to work through a standard checklist. A covenant limiting changes to the front elevation is a footnote to most buyers and a serious problem if your plan opens with new windows.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>5. Budget in the order the work has to happen<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The sequence rarely changes: roof and drainage, damp and structure, rewire and plumbing, plaster, then joinery, then decoration. Decorative budget goes last and gets squeezed first, which is exactly the part you were excited about.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If you&#8217;re working to a fixed number, ring-fence the first two categories at survey figures plus fifteen per cent before you allow yourself to spend anything on the finishes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">of that material is a separate licensed job with its own cost.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>6. Get the survey before you get attached<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Order a full structural survey, not the basic valuation your lender wants. You&#8217;re looking for roof condition, damp, signs of movement, the age of the wiring, and whether any previous extension was built properly and signed off.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A doer-upper is priced on the assumption that the work is cosmetic. The projects that go wrong are the ones where the money disappears into things no visitor will ever see.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>7. Decide which compromises you&#8217;ll live with<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Some constraints are permanent: orientation, ceiling height, plot width, the neighbour&#8217;s extension a metre from your intended glazing, traffic noise. Others are entirely negotiable: layout, storage, finish, and how light moves through the shell once the internal walls change.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Before you offer, write down the two problems you&#8217;re knowingly accepting. If you can&#8217;t name them, you haven&#8217;t looked closely enough yet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The real advantage<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Buying with a design already in mind doesn&#8217;t make you faster. It makes you willing to walk away from a house that photographs beautifully and won&#8217;t do what you need it to do. Most doer-uppers are perfectly good buildings.
